Home Buying a Bank HUD or Real Estate Auction Home Listings Vermont

Will folks I'm going to start out this Home Buying information blog post with homes listings that you can place bids on, which are being Auction by an Online Real Estate Auction Company

Folks when buying a home which is being auction sure can end up causing you real heartache, a specially going through one of the many Online Auction Companies even if you are working with a Real Estate Broker or Agent. A good amount of the the time a Online Real Estate Auction Companies will not allow you to have a properly done Home Inspection of the home property listing which you have decided you want to bid on to buy.



You'll usually find that the Auction Company has had the water turned off and usually will not allow the water to be turn on for the Inspection. Then you are not going to actually know for sure if the Plumbing System of the listing is okay and that the home has good water pressure. 

Home Buying a Bank HUD or Real Estate Auction Home Listings Vermont, now it the home listing has a Well System which provides the home with water which you are wanting to buy with water, then you sure are totally out of luck with testing and knowing if all the components of the Well Pump are in full working order or not, plus if there is good water pressure being provided. Each of the before items sure should be important to you when buying a home.

Folks you'll also find it much harder to learn if the Septic System is in good working order or not also, if the listing does have a private Septic System for the home on the property. Folks the thing is both Well Systems and Septic Systems are very costly to fix or replace of the home systems, so you sure do want to be sure they are working properly.

Here are yet two things for you to think about before making the decision to buy an Online Real Estate Auction Company Home Listing, most Online Real Estate Auction Companies are actually located in a Foreign Country. You might ask why is that, will folks its in-order they don't have to follow the Real Estate Laws or Real Estate Rules of the US, even though they have offices located here and the fact that some of them even belong to the National Association of Realtors and folks that organization will not lift a hand to help you. 


Usually the Real Estate contract of an Online Real Estate Auction Company (Purchase and Sale Agreement) has 60 or more pages to it, which is way more than the average Real Estate Offer to buy contracts which are used by US Real Estate Companies.

Folks let me assure you I'm not at all talking out of my back side when it comes to the subject of buying an Online Real Estate Auction Company home listing.

Folks my lady and I actually went through the above on a home listing of an Online Real Estate Auction Company, and it also turned out the company actually did not even have the actual legal right to list and sale the home and property which it sat on. Folks the company was actually one of the big name Online Real Estate Companies out there.

Okay folks now onto the subject of HUD and Bank owned Home Property Listings. Soon before you know it, its going to be Winter time once again! I know August is not over yet, but folks each Month of this year of 2014 sure have been going by mighty fast!



Home Buying a Bank HUD or Real Estate Auction Home Listings Vermont, folks both HUD and Banks have the home properties which they own winterized so they don't freeze up and end-up costing them a lot of money to fix the components of the home listing and the ones which have not been listed as of yet. 

Unlike a good many of the big name Online Real Estate Auction Companies, typically both HUD and Banks will usually let you have the utilities restored in order for you to be able to have complete Inspection of the home listing, but both HUD and Banks will stipulate that you are responsible for having the home properly De-Winterized and Re-Winterized at your own expense.

There are a few Home Inspectors which offer Home Buyers what is called De-Winterization and Re-Winterization Service, which will allow you to actually have all parts of the home's Plumbing System, Septic System inspection performed of the prospective home property.

Home Property De-Winterization, a pressure test should be performed in-order to ensure that water is able to be safely introduced back into the home's plumbing system of the property. If the plumbing system is able to hold air pressure, the valves should be turned to open at each of the Sinks, Toilets and at the Hot Water Heater, then and only then the water can be safely turned on in-order to go into the system.

Home Property Re-Winterization, after your Home Inspection has been completed, then a thorough and complete draining of the Plumbing and Heating System of the home listing will need to be performed by the Home Inspector which you picked to work with to do the Inspection. Folks once that the Inspection is fully completed then a Non-toxic Environmentally Safe Antifreeze will need to be added to all components of the home's Plumbing System performed, and if the home listing is heated with water the Heating System sure will also need to have Re-Winterization performed.

All Plumbing Traps and Fixtures, plus all Sinks and Toilets will also need to be taped and have a dated tag indicating Winterization has been performed in the home of the property. The reason Re-Winterization needs to be done, is to ensure the home's Plumbing Supply Lines and Fixtures will not end-up being damaged by water freezing of them, and so you don't end-up being held responsible for it happening.
