First Time Home Buyer when looking at a HUD or Bank Owned Property

First Time Home Buyer when looking at a HUD or Bank owned Property, These properties are usely winteriz in the winter time. Some Home Inspectors offer whats called a De-Winterization and Winterization service. This service will allow you to have the plumbing system inspection performed on your prospective property. Typically HUD and Banks stipulates that you can have utilities restored in order to complete your home inspection; but HUD and Banks also stipulates that you are responsible for haven the property De-Winterized and winterized at your own expense. This service should be performed on the same day as the home inspection.

De-Winterization, A pressure test is performed to ensure that water can be safely introduced back into the home's plumbing system. If the plumbing system is able to hold air pressure, then the water can be turned on and the valves are opened at the sinks, toilets, and the hot water heater.

Winterization, After the home inspection is compled, a thorough and complete draining of the plumbing and heating system will need to be performed. When that has been done, then a non-toxic anti-freeze will have to be added to all of the plumbing traps and fixtures. All sinks and toilets will need to have a dated tagged indicating that winterization has been done to the property. This needs to be done, in order to ensure the home's plumbing supply lines and fixtures will not be damaged by frozen water.
